Resumen
This paper identifies how five dimensions, basic characteristics of the department, quality and safety of the environment, image and credibility of the promoter, location and recommendations, and commercial conditions, explain the purchase intention of young Cusquenians. A total of 437 young people aged 20-28 years were surveyed online using a 56-item questionnaire with high reliability, analyzed with factor analysis and structural equation modeling. The model revealed five interrelated dimensions: internal characteristics, quality and safety of the environment, image of the developer, location based on recommendations, and commercial conditions. Internal characteristics strengthen the evaluation of price, financing and corporate reputation, while good developer image improves the valuation of location and environment. In turn, residing close to services raises economic perception, while a safe environment leads to accepting cost premiums linked to “green” attributes. Overall, young people prioritize construction quality and business credibility, demanding financial transparency and neighborhood improvements, guiding real estate policies and strategies.
