Resumen
This study proposes and validates a stage-based roadmap for the implementation of Virtual Design and Construction (VDC) in real estate projects within an emerging market context. The research addresses the lack of structured guidance for sequencing VDC practices, particularly for first-time adopters. A mixed-methods approach was applied, combining a literature review with semi-structured expert interviews analyzed through grounded theory. Identified barriers and best practices were synthesized into a phased roadmap and validated through expert assessment using Kendall's coefficient of concordance. The results define three implementation stages (conceptualization, design and planning, and management and execution) explicitly linked to common VDC adoption barriers. Validation results indicate strong expert agreement regarding the relevance and sequencing of the proposed stages, highlighting the importance of early value alignment, iterative collaboration, and performance-based control. The study contributes an implementation-oriented framework that consolidates fragmented VDC knowledge into a practical roadmap tailored to real estate projects in emerging markets, supporting progressive and scalable adoption. Future research could complement this qualitative validation through quantitative measures of project performance. © ASCE.
