Reducing BIM model review time for a multi-family project through a review procedure with automated verification tools

Chumacero Cordova J.J.; Saavedra C.C.; Ulloa Román K.A. · IOP Conference Series: Earth and Environmental Science (2025) · DOI: 10.1088/1755-1315/1555/1/012002

Resumen

The advancement in Building Information Modeling (BIM) implementation within the construction sector has made quality control of BIM models crucial for effective project development. Detecting inconsistencies, errors, or issues in the models is fundamental to this process. However, due to limitations in procedures and software, reviews are traditionally performed manually, consuming significant time—especially in multifamily building projects that handle large volumes of information. It is estimated that verifying a BIM model can take approximately 180 hours, excluding the time required to correct errors and repeat the review process. This research proposes to develop a new review process that incorporates automated tools such as Solibri Model Anywhere (SMA) and USBIM.Clash (UBC). The methodology used consists of four stages: (A) recording and analyzing information, (B) determining the traditional review process, (C) developing the new review process and (D) implementing the new process in the multi-family project "SOIL". The results demonstrate a reduction of approximately 44 working hours in the review time, which represents a 78% decrease compared to the traditional process. By automating the review process, human intervention is minimized and, consequently, the probability of errors is reduced, discrepancies are minimized, and greater consistency is ensured. In conclusion, the research confirms that the implementation of automated verification tools streamlines and optimizes the review process of BIM models, significantly reducing the time spent on the verification of geometric and non-geometric information.
