Resumen
The need for quality housing in Peru is critical, as approximately 74% of the population lacks adequate living conditions. This is largely due to self-construction practices and the use of traditional methods, which often lack professional guidance. This study aims to evaluate a multifamily dwelling and compare the BIM methodology with the traditional approach. The 2D design, characteristic of the traditional method, presents various deficiencies, such as a lack of coordination between architecture, structures, and installations, leading to delays, cost overruns, and inefficiencies. To address these limitations, Revit 2025 software was used in the application of the BIM methodology, following the National Building Code in the district of Breña, Lima-Perú. With this approach, inconsistencies between the different plans were detected in advance, particularly discrepancies in the dimensions of certain elements. This allowed for the optimization of the final project design, ensuring greater accuracy and efficiency in its development.
