Resumen
This article analyzes how land commodification and speculation reshape the relationship between social cohesion and urban consolidation in self-managed neighborhoods. We study the case of the Gregorio Albarracín Lanchipa district (Tacna), characterized by accelerated urban expansion and informal land submarkets, based on surveys (2013 and 2019) and 69 semi-structured interviews. We analyze two dimensions of social cohesion: vertical (trust in institutions and relationship with the State) and horizontal (interpersonal trust and ties between residents). The results show that urban consolidation tends to reduce community participation by diminishing the initial collective needs, whereas in unconsolidated areas, a positive evaluation of the neighborhood persists despite more fragile social ties. Furthermore, we observe that neighborhood leaders emerge as key actors in the informal distribution and commercialization of lots, which introduces organizational and speculative tensions. We propose rethinking consolidation as a social process linked to the commodification of land, which in turn shapes the cohesion of self-built neighborhoods. © (2026), (Universidad del Rosario).
