Resumen
The construction industry currently faces recurring quality issues in multifamily building projects, reflected in structural defects such as cracks and fissures. These deficiencies stem from inadequate selection processes for the structural supervising specialist, which are often focused solely on the lowest cost and lack objective technical criteria. In response to this problem, the application of the tabular mathematical model of Lean Construction–CBA is proposed as an objective, transparent, and collaborative multi-criteria tool that enables the strategic selection of the most suitable professional and ensures quality compliance. Through expert judgment and the use of collaborative tools such as Power BI, Miro, and Paramount Decisions, five candidates were evaluated based on factors such as experience, BIM knowledge, certifications, decision-making skills, and soft skills. The results show a significant reduction in the Rework Problem Estimation Index (RPEI) to 18% and an increase in Customer Satisfaction (CSAT) to 95%. This research demonstrates the feasibility of the CBA as an effective tool for improving strategic decision-making in consulting firms, reducing rework, and increasing customer satisfaction in housing projects.
