Comparison of the FEMA P-154 Methodology with Seismic Analysis in the “Galería Geraldine” of Cercado de Lima

Resumen

The seismic vulnerability of aging buildings poses a significant challenge to urban resilience in a historic city such as Lima. This study assessed 30 publicly accessible commercial galleries located in the Cercado de Lima, which were built using now-obsolete structural systems and exhibit signs of material deterioration. The FEMA P-154 methodology was employed to conduct rapid visual inspections and classify the structures based on their seismic vulnerability scores. One gallery with a critically low FEMA score was selected for detailed structural modeling in ETABS, incorporating scaled historical earthquake records in accordance with the E.030 Seismic Design Code. To complement the analysis, a Schmidt hammer test was performed to estimate the in-situ concrete strength of the selected structure. The results revealed that over one-third of the buildings exhibit high seismic vulnerability, and that the interstory drift values obtained from the dynamic analysis exceed the permissible limits established by E.030. Overall, the FEMA P-154 methodology proved to be an effective tool for prioritizing structural interventions in urban areas with limited technical and financial resources.
