Resumen
This research introduces an integrated maintenance management model designed to enhance mechanical availability in small and medium-sized enterprises (SMEs) within the heavy equipment rental sector-a context where limited resources and reactive practices often prevail. Current literature provides fragmented approaches, focusing either on predictive techniques or on isolated methodologies, leaving a gap for comprehensive, adaptable solutions in SMEs. To address this, the proposed model combines ReliabilityCentered Maintenance (RCM), the Industrial Internet of Things (IIoT), and two critical pillars of Total Productive Maintenance (TPM): Focused Improvements and Autonomous Maintenance. The model was validated through discrete-event simulation in Arena, using real operational data collected via time studies and field measurements. Results indicate that mechanical availability improved from 79.33% to 89.21% on average. These outcomes demonstrate the model's technical and economic feasibility, highlighting its potential as a scalable and costeffective solution for SMEs seeking to transition from reactive maintenance to proactive strategies.
